Fire Safety Advisor

The Building Fire Safety Regulation 2008 requires the occupiers of high occupancy buildings to appoint a Fire Safety Adviser (FSA). The FSA is allocated and contracted to your building and its unique requirements. During their contract they ensure compliance with fire safety regulations, assess fire risk, and implement measures to prevent fires and minimize their impact. They also provide education and training on fire safety practices to increase awareness and ensure that everyone in the building is prepared for a fire emergency. At Star BMS we are certified Fire Safety Advisors.

They help to ensure that occupants physically know what to do in an emergency, test emergency systems, and identify areas for improvement. It is important to conduct regular fire evacuation practices to ensure that building occupants are prepared and informed in the event of an actual emergency.

Occupier Statement

An occupier’s statement is a central document which houses all of the maintenance information of the relevant fire service providers for the building. Whether it is hydrants and extinguishers, lighting, or pressurization, the occupier’s statement collates the Annual System Condition Report from these suppliers and puts them into the single document called an occupier’s statement. The document acknowledges that the service providers have submitted their condition report and completed their maintenance to the legislative standards required. A Star BMS Fire Safety Advisor would coordinate with the providers and complete and sign the official document on behalf of the building to ensure they are compliant.

Queensland Smoke Alarm Legislation Updates

TO COMPLY WITH LEGISLATION, INTERCONNECTED PHOTOELECTRIC SMOKE ALARMS ARE REQUIRED

The Queensland State Government introduced new smoke alarm laws over a ten-year period. It specifies that all Queensland dwellings will be required to have interconnected photoelectric smoke alarms in all bedrooms, in hallways that connect bedrooms with the rest of the dwelling and on every level.

1 JAN 2022

In all domestic dwellings leased and sold.

1 JAN 2027

In all other domestic dwellings.

What Are the Changes?

The new legislation requires all Queensland dwellings to install photoelectric smoke alarms in all bedrooms and in hallways that connect bedrooms with the rest of the dwelling.

Photoelectric smoke alarms are also known as optical or photo-optical. The alarms have the capability to detect visible particles of combustion.

Research has found that photoelectric alarms respond quicker than the current smoke alarms and they are less likely to create a false alarm.

Photoelectric smoke alarms are becoming compliant to address the danger of fires occurring whilst people are sleeping in their homes. When people are sleeping, their sense of smell also sleeps.

Photoelectric smoke alarms will detect the smoke in its early stages allowing you to exit your property safely.
